Avatar developing seven new Solivita neighborhoods for 1,650 homes

With over 3,000 Solivita homes sold and strong homebuyer demand for more, Avatar Properties Inc. has begun developing seven new neighborhoods planned for 1,650 homes on 1,100 acres at the west end of the award-winning active-adult community in Poinciana.
Solivita also has kicked off sales of homes in the first three neighborhoods---Valencia, Vizcaya and Portofino West---which total 912 homesites, many overlooking lakes, wooded conservation areas, and nature preserves.
“This is an absolutely idyllic setting that will be amplified by The Palms, a resort-style amenity center that we’ll begin building this July and plan to open next summer,” said Pam Hecker, Solivita’s director of sales and marketing.
Valencia is planned for 382 homes from Solivita’s Gulfshore and Gold Coast collections which offer Tuscan-style, 2- and 3-bedroom homes base priced from the $230s and $270s, respectively. Homes in the Gulfshore Collection offer up to 1,796 sq. ft. of living area, while homes in the Gold Coast Collection offer homes with up to 2,342 sq. ft. of living area.
Vizcaya is planned for 323 homes, also from the Gulf Shore and Gold Coast collections, while Portofino West is planned for 207 Tuscan-style, 3- and 4-bedroom homes with up to 2,983 sq. ft. of living area from Solivita’s upscale Coral Gables Estates collection. Base prices for the Coral Gables Estates range from the low $400s to mid-$400s.

The Palms is a planned, upscale amenity complex that will cover nearly five acres amid the seven new neighborhoods. Designed to complement Solivita’s recreational and social amenities in and around its Mediterranean-style Village Center, The Palms is planned to feature a Tuscan-style 19,000 sq. ft. clubhouse with state-of-the-art fitness center, aerobics studio, residents’ business center, catering/staging kitchen, members’ club room, and large multi-purpose room.
Planned outdoor amenities at The Palms include a 4,000 sq. ft. heated lap and splash pool, two heated whirlpool spas, two lighted DecoTurf II tennis courts with 9-layer cushioned surfaces, two
lighted boccie courts, four lighted pickleball courts, a large pavered deck illuminated for nighttime use and events, a fireplace piazza, and social gathering deck.
