Avatar introduces The Courtyards at Montelena in Solivita

Solivita, the award-winning active adult community where the detached single-family home has been king for over six years, is introducing a neighborhood of Tuscan-style attached single-family homes that developer Avatar Properties Inc. is confident will also achieve royal status.

Targeted at homeowners who desire a maintenance-free lifestyle, The Courtyards at Montelena will be available to the public on October 14 at pre-construction prices ranging from the low $200s to the $300s.

“These homes have been thoughtfully planned and designed to provide a comfortable, maintenance–free lifestyle that is based on extensive customer feedback and numerous focus group sessions,” said Rick Woodley, Solivita’s vice president and general manager.

“This is the ideal address for homeowners who have spent their entire lives working and raising families and now want to enjoy their leisure time without being burdened by yard work and exterior home maintenance,” said Woodley.

Avatar plans to build 170 two- and three-bedroom homes in pairs of two in the initial phase of development, just north of Solivita’s Village Center and model home park. Four 1- and 2-story plans of concrete block construction offer 1,498 to 2,241 sq. ft. of air-conditioned living, plus one-car garages with golf cart bays, private entry courtyards, and covered and screened rear lanais. Home ownership is fee simple.

“The Courtyards at Montelena meets the needs of a specific market segment and gives us a product line at price points that complement our four existing detached single-family home collections,” said Woodley.

The Tuscan theme of The Courtyards at Montelena will be dramatized by colorful textured stucco exteriors, Mediterranean S-style concrete tile roofs, decorative coach lamps, and brick paver driveways, walkways, courtyards and lanais.

Plans feature 9’4” volume ceilings throughout, decorative coffered ceilings in master suites and master baths, den/media rooms in three plans, lofts in two 2-story plans, an office/hobby room in one plan, ceramic tile in all foyers/kitchens/baths, wall-to-wall carpeting in non-tiled areas, and alarm systems with medical emergency panic and fire alert capabilities to enhance homeowner safety and peace of mind.

Homemaker-friendly kitchens with adjoining breakfast rooms feature 42-inch upper oak wood cabinetry and Whirlpool appliance packages including 18 cubic foot refrigerators with icemakers, smooth-top self-cleaning ranges with re-circulating range hoods, and multi-cycle dishwashers.

Master baths include his-and-hers adult-height vanities with separate sinks and knee space make-up areas, oak wood cabinetry, and spacious glass-enclosed showers with bench seats and ceramic tile surrounds.

To promote the maintenance-free lifestyle, the applicable homeowners association will provide all landscape and irrigation maintenance to include mowing, weeding, trimming, turf pest control, fertilization, irrigation system adjustments and repair, and plant replacement. The association will also provide an annual exterior pressure cleaning including driveways, and reserve funds to repaint every home once every seven years.

Avatar has plans to begin construction of models early next year, and expects to deliver the first homes beginning in October/November 2007.

The Courtyards at Montelena joins Solivita’s four collections of detached single-family homes that are currently priced from the upper$100s to $500s.

Winner of Builder magazine’s Grand Award as America’s Best Active Adult Community and twice named one of America’s 100 Best Master-Planned Communities for active adults, Solivita is being developed around a Mediterranean-style Village Center which includes the award-winning 32,000 sq. ft. Riviera Spa & Fitness Center, Mosaics Restaurant, the Starlite Ballroom, Gateway Café, and the Grille at Stonegate.
