February 07, 2007
Solivita, the award-winning active-adult community being developed by Avatar Properties Inc., posted a record 775 closings for $231 million in 2006.
Located in the master-planned community of Poinciana, Solivita has had back-to-back banner years for closings, recording a two-year total of 1,453 closings for $372.7 million which pencils out to an average of $256,504 per closing.
During that same period, Solivita has posted a robust 948 sales for $294.7 million, for an average of $310,865 per transaction. Since opening six years ago, Solivita has recorded over 3,000 sales.
“The statistics demonstrate that Solivita has the homes, amenities and lifestyle that active adults are looking for,” said Rick Woodley, Solivita vice president and general manager.
“For our buyers, Solivita is the antithesis to the overcrowding they had been experiencing, particularly in South Florida and the Northeast. Here they have a sense of place and an opportunity to enjoy things that they never had time to do while working and raising a family,” Woodley explained.
Winner of nearly 70 major marketing and design award including Builder magazine’s Grand Award as America’s Best Active Adult Community and twice named one of America’s 100 Best Master-Planned Communities for active adults, 55 years and older, by Where to Retire magazine, Solivita is being developed around a Mediterranean-style Village Center which includes the award-winning, 32,000 sq. ft. Riviera Spa & Fitness Center, Mosaics restaurant, the Starlight Ballroom, Gateway Café, and the Grille at Stonegate.
Located on over 4,000 acres in northeast Polk County, Solivita also features two 18-hole
championship golf courses at the Stonegate Golf Club, eight lighted tennis and five lighted pickle-ball courts, a championship-caliber softball diamond, and a host of other social and recreational amenities designed for individual and group activities.
Construction also is under way on The Palms, an upscale amenity complex planned to include a 19,000 sq. ft. clubhouse with state-of-the-art fitness center, aerobics studio, residents’ business center, members’ club room, catering/staging kitchen, and large multi-purpose room.
Planned outdoor amenities at The Palms include a 4,000 sq. ft. heated lap and splash pool, two heated whirlpool spas, two lighted DecoTurf II tennis courts, two lighted boccie courts, four lighted pickle-ball courts, a large pavered deck illuminated for nighttime use and events, a fireplace piazza, and social gathering deck.
Solivita currently offers 13 detached single-family plans with up to 2,983 sq. ft. of living area at prices ranging from the upper $100s to over $500,000, and attached single-family homes in The Courtyards at Montelena at prices from the low $200s to the $300s.
