Fall opening planned for first phase of Poinciana’s Solivita Marketplace

Southeast Shopping Centers Development expects to complete construction and open the first phase of Poinciana’s Solivita Marketplace this fall.

Over 41,000 sq. ft. of business and retail space in five buildings is planned to open November 1st in the 6.61-acre first phase of the master-planned, mixed-use project, according to Jeff Scott, vice president of construction for the Coral Gables-based Southeast Shopping Centers Development.

Planned to ultimately encompass 60+ acres, Solivita Marketplace is being developed along the Osceola-Polk county border at the corner of Cypress Parkway and Marigold Avenue.

First phase tenants that plan to occupy space in a pair of 9,000 sq. ft. retail buildings include Martin’s BBQ of Orlando, Lin Gardens Chinese restaurant, Quizno’s Subs, The Poinciana Bakery & Café, a Cellular One cell phone store, Gigi’s Beauty Salon, Osceola County Insurance Group, Classic Barber Salon, and a yet-to-be-named nail salon, according to Warren Raymond, CPM, director of leasing for Southeast Commercial Realty Group.

Tenants planning to occupy three separate buildings in the first phase are Walgreens Drugs, Wachovia Bank and a 5th 3rd Bank, Raymond said.

Southeast purchased the 6.61-acre first phase from Avatar Properties Inc., developer of Poinciana, and primary homebuilder in the 47,000-acre master-planned community in northwest Osceola and northeast Polk counties.

Solivita Marketplace, situated across Cypress Parkway from the main entrance to Avatar’s award-winning active-adult community of Solivita, is located about one mile west of Poinciana Towne Center which includes a Wal-Mart Supercenter, the Publix-anchored Promenade Shopping Center, a Winn-Dixie Marketplace, and over 60 retail stores, restaurants, banks and other businesses.
